Urban Renewal
Urban renewal is a legally, technically, and politically complextool for funding local economic development projects. It is rare for local governments to possess the capacity or resources necessary to evaluate the feasibility of an urban renewal area, adopt an urban renewal plan, amend an existing plan, or forecast revenues to support the issuance of urban renewal debt.

Fiscal Impact Analysis
How much will a project or vision cost? And how much revenue will a project generate? These two questions arise in almost all civic discussions as cities and counties plan for an uncertain future. Unfortunately, most of the fiscal impact analysis completed by other planning and finance firms suffer from one or two fundamental problems: (1) analysis is conducted that is overly simplistic, forecasting linear growth in all costs and revenues, regardless of changing spatial, demographic, and technological trends, or (2) results are tainted by hubris, assuming an off-the-shelf computer model will provide accurate, relevant and meaningful results for individual communities facing unique challenges.
